WHAT WE DO
We specialise in promoting land for small-scale self-build and custom-build schemes, typically securing outline planning permission for 5–10 serviced plots.
WHY SELF-BUILD?
Maximise your planning success and unlock more value from your land.
1) Maximise planning success -councils have a legal duty to support self-build and custom-build housing. By aligning your land with this policy, applications are harder to resist than conventional speculative schemes.
2) Maximise value – selling direct to self-builders achieves “retail” pricing for plots, avoids developer’s profit deductions and benefits from exemptions such as no Community Infrastructure Levy (CIL) payments and reduced affordable housing impact.
*self-build also delivers attractive housing that enhances the local area
OUR VALUE TO YOU
With Paragon, you benefit from:
✅ Planning Expertise – we specialise exclusively in self-build promotion and know how to position applications so councils find them hard to refuse.
✅ No Cost, No Risk – we fund 100% of the upfront planning and promotion costs. If planning fails, you pay nothing.
✅ Stress-Free Process – we handle everything: planning, infrastructure (roads, utilities, drainage) and marketing of the plots.
✅ Aligned Incentives – you keep most of the proceeds, we only earn when you do.
WHY WORK WITH US?
✅ Best chance of planning success – self-build aligns with local and national policy.
✅ Higher land value – capture retail pricing instead of developer “wholesale” offers.
✅ Positive local impact – self-build creates high-quality homes that strengthen the area’s character and appeal.
✅ Fair partnership – transparent, risk-free and designed so your interests always come first.
✅ Specialist expertise – we focus solely on self-build, a complex area that few others understand.

WHAT OUR CUSTOMERS SAY
"Working with Matt has been an excellent experience. From the very start, he and his team explained the self-build process clearly and kept us updated at every stage. Their knowledge of planning was invaluable, and they managed to secure consent on a site we thought had little chance. What impressed me most was their honesty and professionalism — we always felt in safe hands. If you’re considering promoting land, I can’t recommend them highly enough."
"We were approached by several developers, but Paragon stood out because they listened to what we wanted. Matthew worked with us to put forward a scheme that respected the local character while still unlocking real value in the land. The fact that they covered all the upfront costs and took on the risk made it completely stress-free for us. We’ve been delighted with the outcome and the way we were treated throughout."
"Paragon took what felt like a complicated process and made it straightforward. They managed everything — from planning through to the marketing of the plots — and we were kept informed all the way. Their approach is fair and transparent and the results have exceeded our expectations. It was refreshing to deal with a company that genuinely delivers on their promises."
